Based on the existing site conditions, the demolition will require a controlled approach designed to protect neighboring properties and other improvements that are to remain.</p><p class="isSelectedEnd" xss=removed>The project is intended to leave the property <strong>clear, safe, clean, and ready for the owner's next phase of development or site preparation</strong>.</p><h2 xss=removed>Scope of Work</h2><p class="isSelectedEnd" xss=removed>The demolition project may include the following work, subject to the final contract, permits, utility requirements, and site conditions:</p><ul data-spread="true" xss=removed><li><strong>Pre-Demolition Preparation:</strong> Establish a safe work area, coordinate access for demolition equipment and containers, identify items that must remain, and verify required permits and utility disconnections before demolition begins.</li><li><strong>Utility Coordination:</strong> Confirm that electrical, water, sewer, gas/propane, telecommunications, HVAC connections, and other applicable services have been properly disconnected, capped, or otherwise made safe by the appropriate utility company or licensed contractor where required.</li><li><strong>Exterior Structure Removal:</strong> Demolish and remove the complete double-wide mobile home, including roofing materials, roof framing, exterior walls, vinyl siding, windows, exterior doors, insulation, structural framing, sheathing, trim, gutters/downspouts, and related building components.</li><li><strong>Interior Demolition:</strong> Remove interior walls, ceilings, flooring, cabinetry, fixtures, appliances if included in the contract, doors, insulation, plumbing components, and other interior materials associated with the structure.</li><li><strong>Deck, Porch, Steps & Railing Removal:</strong> Demolish and remove the existing wooden deck/porch structures, stairs, railings, posts, framing, decking boards, and associated materials where designated for removal.</li><li><strong>HVAC and Mechanical Removal:</strong> Remove the exterior HVAC equipment and associated components where included after all electrical and mechanical connections have been properly disconnected.</li><li><strong>Mobile Home Foundation/Support Removal:</strong> Remove accessible piers, blocks, anchors, tie-down components, skirting, support materials, and other manufactured-home foundation components included within the demolition scope.</li><li><strong>Debris Removal & Disposal:</strong> Load, separate where appropriate, haul, and legally dispose of demolition debris generated by the project. Materials may include lumber, roofing, siding, drywall, insulation, flooring, metal, glass, fixtures, and miscellaneous construction debris.</li><li><strong>Site Cleanup:</strong> Perform a final cleanup of the demolition area, removing loose debris, nails, wood, metal, glass, and other demolition-related materials. The site will be left in a reasonably clean and safe condition.</li></ul><h2 xss=removed>Site Considerations</h2><p class="isSelectedEnd" xss=removed>Because the mobile home is located within a developed waterfront residential environment with <strong>neighboring structures, walkways, landscaping, utilities, and limited working space</strong>, demolition operations should be carefully controlled.</p><p class="isSelectedEnd" xss=removed>Special consideration should be given to equipment positioning, debris containment, truck and dumpster access, protection of neighboring property, underground and overhead utilities, and maintaining safe access around the work area.</p><p class="isSelectedEnd" xss=removed>Any existing improvements that are specifically designated to remain will be protected to the extent reasonably practical during demolition operations.</p><h2 xss=removed>Permits, Environmental & Safety Requirements</h2><p class="isSelectedEnd" xss=removed>Demolition will be performed in accordance with applicable <strong>Ocean City, Worcester County, Maryland, and other governing requirements</strong>.</p><p class="isSelectedEnd" xss=removed>Before structural demolition begins, required permits and utility clearances should be obtained. All generated demolition debris will be hauled from the property and disposed of appropriately.</p><p xss=removed>The demolition area will receive a final cleanup and be left <strong>clear, safe, and prepared for subsequent grading, redevelopment, installation of another manufactured home, landscaping, or other future property improvements</strong>, subject to the owner's plans and applicable local requirements.</p>
